Origin by Porte Development at UniverCity is the latest announced development atop Burnaby Mountain. This will surely be an exciting launch and one to watch for as it will be the first development of its kind in North America.  Origin is also the first project in SFU Community Trust’s planned third phase of development.

First the “green” initiates.  As part of SFU’s commitment to sustainable development, Origin will be built to meet the new mandatory zoning bylaws created in association with the building community and the City of Burnaby.  These new zoning regulations are one of the first of their kind for North America.  The objective is to ensure all new developments are at least 30 percent more efficient than existing developments while still remaining cost effective for the developers.  This can only create a win-win-win with the consumer ultimately benefiting from a reduction in the cost of living.

As quoted from the UniverCity’s press release dated March 12, 2010:

Sustainability and good design go hand in hand, says David Porte, president of Porte Development. Origin will incorporate many sustainable initiatives including energy efficient heating, water conservation and intelligent building materials selection. At the same time, homes at Origin will be affordable and well priced within the Burnaby market.

Second, the development.  Origin is designed by GBL Architect & BYU Interior Designs, developed by Porte Development Corp. and marketed by Red Dot Real Estate, Origin is sure to live up to its expectations.  Situated on one of the plateaus in the SFU community the views from Origin should not disappoint.  Located across from the soon-to-be-opened University Highland Elementary school and beside recently launched Nesters Market, convenience is something Origin will not lack.

After speaking with Howard Steiss of Red Dot Real Estate, it is clear Origin’s appeal will be broad.  Units will start in the low $200,000.  There will be a combination of floor plans ranging from 1, 2 & 3 bedrooms units to top floor 2 level loft style homes that will offer spectacular views.  Features such as energy efficient appliances, hardwood floors and quality cabinets and finishings are aspects that will surely attract the most discerning of consumers.

As all new developments do, Origin will attract its fair share of investors.  However, given the latest community developments – Nesters Market, University Highland Elementary – SFU’s amenities are attracting an evolving demographic of young families that desire a true community environment to raise their children.

With only 75 units this will be a smaller development for the UniverCity area and given the appeal the community has to offer these units will not last.  Sales are expected to start sometime this summer and completion is anticipated to be in the 1st quarter of 2012.

I hope to be meeting with David Porte of Porte Development Corp to learn more about his organization very soon and will share all I learn.
