The Simon Fraser University area, specifically UniverCity of Burnaby North real estate market in the past week saw 4 new listings come to market and no MLS registered sales.
Active product on the mountain now sits at 57 listings. Last week saw the first and only listing in The Hub at 9009 Cornerstone Mews so far this year. The average list price is now $421,956 or $447.233 per sqft. The most expensive home listed in SFU, UniverCity is a 3 bedroom, 2 bath, 1388 sqft penthouse in the prestigious Auroa building. The least expensive unit available is one from Liberty Homes located in their pre-sale project Highland House. It is a Jr. 1 bedroom, 391 sqft unit priced at $209,900 + HST.
There have been a total of 6 sales since the beginning of the year. The average sale price is $394,284 or $405.96 per sqft. The product mix is good across all property types – condos, town homes, word frame, & concrete – and across a broad price range of $334,800 to $442,405 – indicating a good mix of buyer types.
