Exciting times lie ahead for the SFU community as the third new development in less than 12 months prepares to launch their pre-sale campaign. Nest and Origin both launched in the latter half of 2010. It is expected that Liberty Homes will be launching late in the third quarter or early in the fourth quarter of 2011.
Liberty Homes has secured the desirable Lot 23 in the UniverCity area of Simon Fraser University. Lot 23 is located adjacent to the new child care center and on the corner of University Cr and Highland Ct. The location is desirable for a number of reasons however two of the key location features are its proximity to the bus loop and shopping amenities.
Plans call for a 12 storey concrete building to be built on the site with just over 100 units including approximately 12 one and two level town homes. Of the 12 town homes 4 will be considered single level gardens homes and 8 will be two level units. There will be a mix of junior, 1 & 2 bedroom suites, ranging in size from just over 400 sqft to just over 800 sqft.
Overall vision for the UniverCity community does call for building designs that will complement the mountain-top terrain. Liberty Homes has taken this vision in consideration, and given what I saw has created an aesthetically pleasing stepped building design. What is excellent about this design is that it will create a unique advantage in that some units will offer expansive terraces which will be limited in numbers. Another unique feature that is being considered is a lobby that is viewable from both sides of the building, creating a “pass-through” look with a bright welcoming foyer area.
Although plans have not been confirmed yet, I have had the opportunity to see late stage drafts and I do believe there will be some very attractive suites. Liberty has honed their target market on the investment and student community and will create a unique product that will be very attractive.
